Collect contact info for your Lawyer, Mortgage Broker and Insurance Broker, or offer referrals if needed

Collect your information needed to proceed with an offer (ID etc.)

Help you in the mortgage pre-qualification process if needed

Send you a sample contract so we can answer any questions before you submit an offer

Set you up on our automatic notification for new listings

View properties from your list in your price range and preferred areas

Find your dream home

Share our strategies on the offer process and choose the best one for your situation

Review comparable listed and sold properties so you feel confident with your offer

Decide which conditions and possession date you want in the offer

Prepare your offer with all included items 

Go over the offer with you to make sure your happy with the price, dates and conditions

Send you the offer for digital signing from the comfort of your home

Present your offer and get it accepted

Once your offer is accepted, we send all documents to your Mortgage Broker (if applicable)

Collect your deposit, depending when it’s due (usually after conditions are removed) and submit to conveyance to be deposited into our Brokerage trust account

Submit all documents to our conveyancers

Get to work helping you remove your conditions

Refer inspectors or any other professionals needed to help with subject removal if needed

Once conditions are removed, have you sign an amendment to remove subjects

Send all documents to your Lawyer and Mortgage Broker

On the Possession date, make arrangements to get you your keys to your new home

The Seller usually pays the real estate fees after completion

We stay in touch with you until closing and beyond to make sure you are happy with your new home
